Updating or Withdrawing HUD Bids

How to Withdraw or Modify Bids on HUD

We have had many questions regarding bids that need to be corrected or even withdrawn, so here is how to do it in bullet form that is concise and easy to follow, but there is also a video at the bottom if you prefer seeing how to do it.

Begin from http://HUDhomestore.com

  1.  Begin by logging in with your user name and password from the button on the top right corner
  2. After login click on Bidder Functions button again top right corner
  3. Locate the bid by filling in any of the fields in the information bar, such as the
    1. Confirmation #
    2. Property Case #
    3. Purchaser Last Name
    4. Status
  4. A summary line is shown for each open bid
  5. Click on the confirmation number
  6. Bid Details page opens
  7. If the bid has not reached the bid open date you will have the option to withdraw or modify your bid
    1. If you are passed the open date you will have to contact the asset manager on your confirmation email
  8. To Modify:
    1. The bid submission screen appears offering you an opportunity to edit the purchase information
    2. Edit as needed
    3. then click continue
    4. A message displays asking you to reconfirm
    5. Click Check Box and Confirm Button at bottom of page
    6. You will be given a new confirmation number, which you can print or save from the print Bid acknowledgement link
  9. To Withdraw
    1. Click on the Confirmation Number and then the Withdraw button on the bottom of the page
    2. a Warning is displayed that the bid is not yet withdrawn
    3. Scroll to bottom, read and accept the acknowledgement
    4. Click Withdraw This Bid
    5. A message displays noting successful withdrawing of the bid
    6. You will be given a new confirmation #, print or save using the Print Bid Acknowledgement link
    7. Click home to Exit

How To Place A Bid On A HUD Home

When a HUD Home becomes available for sale, it is listed on HUD Home Store (and usually on the Multiple Listing Service). Any real estate broker who is properly registered with HUD may submit contracts for purchase. Brokers are used because of their expertise in the local residential real estate market and because HUD does not have sufficient staff to show properties to prospective buyers or to assist in those other aspects of home buying normally handled by brokers.

Before FHA properties are publically listed for sale, they are first evaluated to ascertain if they qualify for direct, exclusive sale to units of local government and FHA-approved nonprofit organizations. Generally, these properties are located in designated Revitalization Areas.

FHA REO properties that are not sold under any special programs are listed on HUD Home Store and offered on an exclusive, priority basis to owner occupant purchasers (people who are buying the home as their primary residence). Following the Exclusive Sales Period, unsold properties are then made available for purchase to all interested buyers, including investors, under the Extended Sales Period.

HUD – Register As A Bidder

What Is A HUD Registered Bidder?

If you are a licensed real estate agent associated with a firm that has an NAID (name address Identifier) then you can register to submit bids on behalf of your clients for listed homes in the HUD Home Store.

Below is a video to explain the registration process.

The prerequisites are that you have a Broker with an NAID and  you must have a valid real estate license. You just navigate you way to http://hudhomestore.com. Once there click on the Register: » Bidder  A Window will open with information for you to complete your registration. After than you can come back at anytime and login with your credentials you have set up and then begin the process of submitting a bid. That is covered in a separate video.
